That's it for 2017! Thank you all for your cooperation throughout the seal coating projects!

FYI for Hillsboro - starting next week (August 28th) - once the final sealcoat section is dry enough; the HOA Management team will re-commence parking enforcement to match the other Silver Creek Neighborhoods... It is still NOT Legal to park on the streets in Silver Creek (reference supplementary declarations - sections 2.5.4 or 2.5.5 depending on which neighborhood you live in- for parking regulations.

 

NOTE: Streets in Brookfield will have asphalt cracks filled the week of September 25 - 29 Roads WILL NOT be closed for this operation and traffic impedance should be very little. (Completed)

Attention All Silver Creek Residents: Great News!

Your roads will be seal coated. (With the exception of The Highlands – Public Roads maintained by the county – and Sterling Ridge – which is a ‘sub association/condominium’ and the roads are their own common element - as such they are separately responsible for their maintenance.)

 

* 1)  IF your street is scheduled for garbage/recycle/yard waste pickup day (Tuesday August 1st in Premier or Tuesday August 15th or 22nd in Hillsboro); the plan is to pick those cans up before the roads close so PLEASE put your cans out by 5:00 AM. Or you can put them out the night before. 

** 2) IT IS CRUCIAL that when your turn comes you DO NOT get the roads wet or money spent could wash down the drains - PLEASE TURN OFF your lawn sprinklers the day prior to your scheduled day and leave  them off until the roads re-open that evening. Water will actually be very beneficial to help speed up the curing process so Please feel free to let your sprinklers water the roads for a few minutes the night they are done!!!

***3) FINES up to $1500.00 (plus cost of repair) may be billed if you drive over seal coat while a road is closed! 

 

This is an enormous undertaking which will take the cooperation and understanding of ALL Silver Creek residents (road closures, some temporary street parking, etc.). The finished product will not only look nice but the prolonged road surface life will help offset full replacement/resurfacing for several years thereby saving each homeowner a substantial amount of money long term.

The following is the general schedule of neighborhoods (residents will be notified of individual dates, times, and other details i.e. when their roads will be closed; each closure is expected to be only one day. You will receive the following – 1) a letter in the mail as far in advance as possible (usually about 15- 25 days ahead of time), 2) A reminder door hanger about two or three days ahead, and finally notification signs will be placed in the road ahead of time by Scot’s Sealcoat Company and will remain until sealcoat day so you'll all have plenty of notice.

The 2017 preliminary schedule is: 1) Clubhouse parking lot - July 11th (COMPLETED); 2) Ashford - July 20th (rescheduled due to weather for July 24) (COMPLETED); 3) Premier (in three sections) - August 1st, 2nd, and 3rd(COMPLETED) 4) Hillsboro (in eight sections) – Monday through Friday for two weeks - August 14 through 25. (Thursday and Friday August 24 and 25 are back up dates if needed due to weather etc.) (COMPLETED)

Important notes

on “sealcoat day”

1) Roads on the schedule will be closed to all traffic from 7:30 AM to  after dark (about 10:00 PM) **May have to open later on extra HOT days!

2) Early in the morning (NO later than 6:30 AM) – or the night before - you will want to park your car in your driveway or garage. If you’ll need to drive during the time the road is closed, you’ll have to park somewhere out of that day’s “sealcoat zone”. The HOA is not responsible for finding parking places; however parking enforcement personnel will be kept out of the areas near the “sealcoat zones” a day before, during the work, and a day after the sealcoat dates.

3) Lawn Sprinklers OFF from the day before to the evening sealcoating is completed and roads are re-opened  - NO wet roads please!!

The slight inconvenience that this project may cause will be offset by nice roads with money saving extended life! Thank you for your patience.

There have been many rumors and a lot of misinformation surrounding this subject. Below you can access and review every document from the case. The Facts. If you have any questions about this project or the subsequent lawsuit and final settlement; please send us an email hoaboard@silvercreekwa.com

We will consider your questions and respond accordingly.  The board of directors has settled the litigation in a manner that they believe is in the best interest of all Silver Creek owners. The Board has approved View Maintenance Guidelines that allow selected pruning, crown thinning, and low limb removal on individual trees bordering view corridors.  That is all that has been approved.  The Guidelines specifically prohibit the topping or removal of any trees, unless specifically approved by the Board of Directors.  No tree topping or removal has been approved.  All work must be done by state certified arborists. All of the arborists with whom we have consulted agree that the limited work allowed by these Guidelines will promote the overall health and vitality of the forested common areas while maintaining its existing forested character.
